NOTICE OF PUBLIC HEARING
CITY OF BELFAST PLANNING BOARD 

The City of Belfast Planning Board, at its meeting of Wednesday, March 24, 2010, beginning at 6:30 p.m. or as soon as practical thereafter, in the Council Chambers of Belfast City Hall, which is located at 131 Church Street, shall conduct a public hearing regarding an application from Belfast Co-Housing, LLC.  Belfast Co-Housing has submitted a Preliminary Site Plan and Subdivision Plan application to construct 34 housing units on a 30 acre parcel located on the Tufts Road, Map 2, Lot 2.  Planning Board review of the project also involves consideration as a planned unit development; reference Chapter 102, Zoning, Article VI.  Lastly, the Board reviewed a Sketch Plan for this project in early 2009.     

Persons affected by this application are encouraged to attend the public hearing and to offer comment.  Written or email comment also will be accepted until 5:00 p.m. on March 24th.  Written comment should be sent to: Wayne Marshall, City Planner, City of Belfast, 131 Church St, Belfast, Me, 04915.  Email comment can be sent to: planner@cityofbelfast.org.  The Department of Planning & Community Development has a copy of the application available for public inspection during normal business hours, 8:00 a.m. – 5:00 p.m., Monday – Friday, at its offices in Belfast City Hall.  Questions regarding the application should be directed to Wayne Marshall, City Planner, at 338-1417 x 25, or at planner@cityofbelfast.org

3. Belfast Area Co-Housing, LLC, applicant, request to construct a 36 unit residential housing project on a 30 acre property located off of the Tufts Road. The property is part of Map 2, Lot 2, and is part of the former Keene Farm. The Board will review a Preliminary Plan application that includes consideration of a subdivision, site plan, and planned unit development permit. The Planning Board conducted the Sketch Plan review of this project in December 2008 and January 2009.

ORDINANCE WORK

4. Contract Rezoning – Reny’s Property. Board review of draft amendments to Chapter 102, Zoning, Article V, District Regulations and Article X, Contract Rezoning, which would require the use of contract rezoning for any use of the Reny’s property that involves a development that would qualify under the Maine Informed Growth Act. Board review at request of City Council.

5. Robert Anderson, Property Owner – Waterville Road. Board review of request for Ordinance amendment by property owner. Proposed amendment could affect the following properties: Map 2, Lots 87, 87A, 87B and 87C.
